Welcome to our Summer catalogue and in true British tradition we are having our usual summer of one good day in five!! I for one am looking forward to some sunny days if only so I can forget about the England football teams performance at the Euros! There really is a diverse range of properties included in the catalogue this time from river banks (which I hope will appeal to the fishermen amongst you) through the usual ‘doer uppers’ to an excellent family home in Norton St Philip that ‘has to be sold’. So here’s hoping for brighter days, lots of viewings and hopefully a great buy for you at the sale on the 4th August

The Assembly Rooms in Bath played host to our June sale - not as many spectators this time - but plenty of buyers, with many Lots having multiple bids. The evening started behind schedule due to traffic problems getting off the M4, however thankfully this did not affect the positivity of the bidders in the room who also seemed unconcerned about the referendum happening the same evening. Our auctioneer Charlie was certainly kept busy with the renovation properties selling very well with many selling well in excess of expectations, though the residential investments were a little tougher but still sold. Where we did see a difference was in the commercial market with all lots failing to achieve reserves, with the subsequent ‘Leave’ vote we are unsure if this will improve in the short term.

The latest edition of Strakers Land and Property auction catalogue is now available online, and includes 26 great lots across Wiltshire and Swindon. On a lovely spring evening in Bath it was one of the smaller sales with only 10 Lots being offered, but we sold 8 of them for some truly impressive prices. Those that could make it to The Assembly Rooms would have seen half of Bradford on Avon turn up to buy 133 Bath Road which kept the room full until the end.

The packed room saw some entertaining bidding which resulted in some impressive results and exceeded our vendor's expectations. It goes without saying that the vendor's were delighted with how much more we got them and in one case the comment was 'it's life changing'. It goes to show that if the property is right then Auction can be a great way of selling a property and achieving best price.

Strakers first sale of 2016 saw the biggest crowd at our Swindon sale since we started selling at the Steam Museum in 2012. With the stamp duty increase on the 1st April this was one of the last chances to buy and sell in time to avoid the 3% increase.

The packed room saw some entertaining bidding which resulted in some surprising but excellent results. The investments sold well including the two commercial properties which in the past have struggled, the mixed use investment in Swindon produced a yield of 8.4%.

Strakers December Auction was a great success as it was the first time we have had a 100% sales record on the night for as long as we can remember, with all 12 Lots achieving figures in excess of the sellers expectations.

We achieved this firstly by being frank and open to our clients but also because we believe we put in the extra effort to help our purchasers get into a position in order to bid at the auction. This means we generate more interest which in turn gives us a greater chance of selling.

Strakers are holding their final auction of 2015 on the 10th December in The Steam Museum, Swindon and have several interesting development sites on offer at the auction, as well as a site in Calne available through separate negotiation.

Whilst this was one of our smaller sales with 5 lots unfortunately withdrawn prior to the sale and another sold prior there was still a good atmosphere in the room as the remaining lots had all generated a good deal of interest. The night was also made more interesting by having a few fun bidders who really got into the bidding process and relaxed the whole room.

There is always a debate about whether August is a good or bad time to sell a property and whilst there may not have been quite as many people in the room as usual, this did not affect the bidding or indeed some of the sale prices. Examples of this are the three properties we sold around Malmesbury, all were good family homes and all three sold well in-excess of expectations. I still believe if your dream house or project is available a holiday is unlikely to stop you buying it!
