Strakers Land & Property Auction - Results


There is always a debate about whether August is a good or bad time to sell a property and whilst there may not have been quite as many people in the room as usual, this did not affect the bidding or indeed some of the sale prices. Examples of this are the three properties we sold around Malmesbury, all were good family homes and all three sold well in-excess of expectations. I still believe if your dream house or project is available a holiday is unlikely to stop you buying it!



Auction Results

One of the star lots at this auction was undoubtedly 8 Church Road, Luckington. Situated in a quiet village just outside of the popular Malmesbury the property attracted good interest throughout the auction period, leading to fierce bidding on the property, which eventually sold at an incredible £428,000 - more than 100% above the reserve!

Hillview, Littleton Panell, Devizes - Case Study

A young local couple with 2 daughters had always wanted to move from Devizes out to one of the villages but it had been hard to find the right property at a price they could afford. When ‘Hillview’ came on the market, it ticked all the right boxes and they were successful and were even able to fit the sale of their own property into the time scale. The house was sold with a delayed completion of 3 months which gave them ample time to get organised as they were going to completely renovate the property. Whilst they did engage a local firm of builders, to keep cost down and also because they wanted a hands on experience they did as much of the work themselves as possible.

I have had the pleasure of visiting the house over various stages of its transformation and I have to say they have done a fantastic job. I have always believed the kitchen is the heart and soul of a family room and here two smaller rooms have been combined to form an impressive kitchen/diner with flagstone flooring and attractive fireplace. From this room the doors open up on to a wonderful split level garden, with a gravel area leading to ‘suntrap’ patio seating area which overlooks the long lawn. Previously there had been trees all along the rear boundary, which have been removed to reveal the fabulous view the house was named after. We shouldn’t forget this is a family home and aside from the sunken trampoline in the garden, the children’s favourite area is the converted outbuildings, originally outside stores and workshop housing wood and gardening tools, the rear extension now boasts a light and airy children’s playroom along with a wet room perfect after those long winter walks with the family dog.

What this renovation tells me is that it is possible to find that perfect home at auction and whilst it may take ‘blood, sweat and a few tears’ to finish it, the satisfied and happy looks on this families faces tell me it was certainly worth it!
